united nation by user735839

The United Nations (UN) is a diplomatic and political[2] international organization whose stated purposes are to maintain international peace and security, develop friendly relations among nations, achieve international cooperation, and serve as a centre for harmonizing the actions of nations.[3] It is the world's largest international organization.[4] The UN is headquartered in New York City (in the United States, but with certain extraterritorial privileges), and the UN has other offices in Geneva, Nairobi, Vienna, and The Hague, where the International Court of Justice is headquartered at the Peace Palace.

The UN was established after World War II with the aim of preventing future world wars, and succeeded the League of Nations, which was characterized as ineffective.[5] On 25 April 1945, 50 nations met in San Francisco, California for a conference and started drafting the UN Charter, which was adopted on 25 June 1945. The charter took effect on 24 October 1945, when the UN began operations. The UN's objectives, as defined by its charter, include maintaining international peace and security, protecting human rights, delivering humanitarian aid, promoting sustainable development, and upholding international law.[6] At its founding, the UN had 51 member states; as of 2023, it has 193 – almost all of the world's sovereign states.[7]

The UN's mission to preserve world peace was complicated in its early decades due in part to Cold War tensions that existed between the United States and Soviet Union and their respective allies. Its mission has included the provision of primarily unarmed military observers and lightly armed troops charged with primarily monitoring, reporting and confidence-building roles.[8] UN membership grew significantly following widespread decolonization in the 1960s. Since then, 80 former colonies have gained independence, including 11 trust territories that had been monitored by the Trusteeship Council.[9] By the 1970s, the UN's budget for economic and social development programmes vastly exceeded its spending on peacekeeping. After the end of the Cold War in 1991, the UN shifted and expanded its field operations, undertaking a wide variety of complex tasks.[8]

The UN has six principal operational organizations: the General Assembly, the Security Council, the Economic and Social Council, the International Court of Justice, the UN Secretariat, and the Trusteeship Council, although the Trusteeship Council has been inactive since 1994. The UN System includes a multitude of specialized agencies, funds, and programmes, including the World Bank Group, the World Health Organization, the World Food Programme, UNESCO, and UNICEF. Additionally, non-governmental organizations may be granted consultative status with the Economic and Social Council and other agencies.

The UN's chief administrative officer is the secretary-general, currently Portuguese politician and diplomat António Guterres, who began his first five year-term on 1 January 2017 and was re-elected on 8 June 2021. The organization is financed by assessed and voluntary contributions from its member states.

The UN, its officers, and its agencies have won many Nobel Peace Prizes, though other evaluations of its effectiveness have been mixed. Some commentators believe the organization to be an important force for peace and human development, while others have called it ineffective, biased, and corrupt.

The Lord's Prayer by amystango

Our Father, who art in heaven, hallowed be thy name.
Thy kingdom come, thy will be done, on earth as it is in heaven.
Give us this day our daily bread, and forgive us our trespasses, as we forgive those who trespass against us; and lead us not into temptation, but deliver us from evil.
Amen.

As Jesus was leaving the temple one of his disciples said to him Look Teacher What massive stones What magnificent buildings
Do you see all these great buildings? replied Jesus Not one stone here will be left on another every one will be thrown down
As Jesus was sitting on the Mount of Olives opposite the temple Peter James John and Andrew asked him privately Tell us when will these things happen? And what will be the sign that they are all about to be fulfilled?

Jesus said to them Watch out that no one deceives you Many will come in my name claiming I am he and will deceive many When you hear of wars and rumors of wars do not be alarmed Such things must happen but the end is still to come Nation will rise against nation and kingdom against kingdom There will be earthquakes in various places and famines These are the beginning of birth pains
You must be on your guard You will be handed over to the local councils and flogged in the synagogues On account of me you will stand before governors and kings as witnesses to them And the gospel must first be preached to all nations Whenever you are arrested and brought to trial do not worry beforehand about what to say Just say whatever is given you at the time for it is not you speaking but the Holy Spirit Brother will betray brother to death and a father his child Children will rebel against their parents and have them put to death Everyone will hate you because of me but the one who stands firm to the end will be saved
When you see the abomination that causes desolation standing where it does not belong—let the reader understand—then let those who are in Judea flee to the mountains Let no one on the housetop go down or enter the house to take anything out Let no one in the field go back to get their cloak How dreadful it will be in those days for pregnant women and nursing mothers Pray that this will not take place in winter because those will be days of distress unequaled from the beginning when God created the world until now—and never to be equaled again
If the Lord had not cut short those days no one would survive But for the sake of the elect whom he has chosen he has shortened them At that time if anyone says to you Look here is the Messiah or Look there he is do not believe it For false messiahs and false prophets will appear and perform signs and wonders to deceive if possible even the elect So be on your guard I have told you everything ahead of time
But in those days following that distress
the sun will be darkened
and the moon will not give its light
the stars will fall from the sky
and the heavenly bodies will be shaken
At that time people will see the Son of Man coming in clouds with great power and glory And he will send his angels and
gather his elect from the four winds from the ends of the earth to the ends of the heavens
Now learn this lesson from the fig tree As soon as its twigs get tender and its leaves come out you know that summer is near Even so when you see these things happening you know that it is near right at the door Truly I tell you this generation will certainly not pass away until all these things have happened Heaven and earth will pass away but my words will never pass away

But about that day or hour no one knows not even the angels in heaven nor the Son but only the Father Be on guard Be alert You do not know when that time will come Its like a man going away He leaves his house and puts his servants in charge each with their assigned task and tells the one at the door to keep watch
Therefore keep watch because you do not know when the owner of the house will come back—whether in the evening or at midnight or when the rooster crows or at dawn If he comes suddenly do not let him find you sleeping What I say to you I say to everyone Watch

US home sales post second straight monthly drop; house prices jump

WASHINGTON (Reuters) -U.S. existing home sales unexpectedly fell in April as higher mortgage rates and house prices weighed on demand, dealing another setback to the housing market.

Though the report from the National Association of Realtors on Wednesday showed inventory increasing to a 2-1/2-year high last month, entry-level homes remained scarce, accounting for the second straight monthly decline in sales.

The housing market has taken a step back after residential investment grew at its fastest pace in more than three years in the first quarter amid a resurgence in mortgage rates.

"Elevated mortgage rates and rising prices are forcing potential home buyers to wait for buying conditions to improve," said Ben Ayers, senior economist at Nationwide.

Home sales slipped 1.9% last month to a seasonally adjusted annual rate of 4.14 million units. Economists polled by Reuters had forecast home resales would rise to a rate of 4.21 million units. Sales fell in all four regions.

The average rate on the popular 30-year fixed-rate mortgage has struggled to break below 7% after surging to more than a five-month high of 7.22% in early May, data from mortgage finance agency Freddie Mac showed.

Government data last week showed single-family housing starts and building permits fell in April. Homebuilder confidence deteriorated considerably in May.

Economists do not expect a significant decline in mortgage rates until the Federal Reserve starts cutting interest rates. The U.S. central bank has raised its benchmark overnight interest rate by 525 basis points since March 2022 to dampen demand in the economy and control inflation. The Fed has kept its policy rate unchanged in the current 5.25%-5.50% range since July.

Financial markets expect the central bank to start its easing cycle in September.

Home resales, which account for a large portion of U.S. housing sales, fell 1.9% on a year-on-year basis in April.

SUPPLY RISES

Housing inventory increased 9% to 1.21 million units last month, the highest level since October 2021. Supply jumped 16.3% from one year ago. Nonetheless, supply remains below the 1.8 million units reported for April 2019, months before the COVID-19 pandemic.

Properties typically stayed on the market for 26 days in April, up from 22 days a year ago. About two-thirds of houses went under contract within a month of listing, consistent with still-tight housing supply.

The rise in inventory was concentrated in homes priced $1 million or more, where supply rose 34% from a year ago. Sales in this price bracket soared 39.7% from a year ago. In contrast, houses priced $100,000 and below saw sales declining 7.1%. Sales in the $100,000-250,000 price range edged up 0.1%.

"It is a very frustrating market out there," said Lawrence Yun, the NAR's chief economist. "Mortgage rates are high. Lack of inventory, to some degree, looks like it's hindering sales."

At April's sales pace, it would take 3.5 months to exhaust the current inventory of existing homes, up from 3.0 months a year ago. A four-to-seven-month supply is viewed as a healthy balance between supply and demand.

The median existing home price shot up 5.7% from a year earlier to $407,600, the highest price for any month of April. Home prices rose in all four regions. At least 27% of houses sold last month were above the listing price, indicating the prevalence of multiple offers in some areas.

First-time buyers accounted for a third of sales, the highest share since January 2021 and up from 29% a year ago. That share remains below the 40% that economists and realtors say is needed for a robust housing market.

All-cash sales made up 28% of transactions in April, unchanged from a year ago. Distressed sales, mostly foreclosures, represented only 2% of transactions. This share has steadily risen from 1%, which was the figure that had prevailed for the past year.

Customer service should be a key focus for good businesses. Research shows that customer service truly sets apart a great business from the rest. Companies would not even exist without their customers, no matter if it is B2B or B2C. To keep customers happy, businesses should build a customer first focus and respond to their needs and wants. The value of good customer service is instant. It can quickly turn a one time customer into a lifelong customer with several upsell events. What is even more important to consider is how a good customer experience quickly spreads. Each happy customer can give positive word of mouth to others and bring in new customers. One aspect that is often missing is proactive customer service.

Many managers complain about the amount of time that they must spend in meetings. A number of research studies show that managers spend a major portion of their time in face-to-face meetings or in telephone meetings. The amount of time spent, however, is not the key issue. If a meeting produces good results, few individuals will question how long the meeting lasted. The problem is that too much time is wasted on trivia.

What happens prior to a meeting often determines the success of that meeting. A good strategy is to plan the agenda carefully and allocate a precise amount of time for each topic. Then the appropriate people must be invited to participate in the meeting. Each person should know exactly what will be discussed and what he or she is expected to contribute to the meeting. Too often time is wasted in meetings because some or all of the participants did not prepare for the meeting properly.

Time must also be utilized wisely during meetings. The time needed to present an issue and to discuss that issue must be balanced delicately. A good leader understands the dynamics of the group and makes sure that each participant has an opportunity to be heard during the meeting and that one or two people do not take over and dominate the meeting. Drawing out the quiet, shy person may be far easier to accomplish than trying to control the outspoken person who monopolizes a meeting.
