CONTRATO DE ARRENDAMIENTO
Entre el Sr. José Martínez, argentino, mayor de edad, DNI N° 20.345.678, con domicilio en calle Libertad 456, Ciudad Autónoma de Buenos Aires, en adelante "El Arrendador", y el Sr. Pablo García, argentino, mayor de edad, DNI N° 30.456.789, con domicilio en calle Independencia 789, Ciudad Autónoma de Buenos Aires, en adelante "El Arrendatario", se conviene celebrar el presente contrato de arrendamiento, sujeto a las siguientes cláusulas:
PRIMERA: El Arrendador da en arrendamiento al Arrendatario el inmueble ubicado en calle San Martín 123, Piso 2, Departamento 4, Ciudad Autónoma de Buenos Aires, destinado exclusivamente a vivienda familiar.
SEGUNDA: El plazo del arrendamiento será de dos (2) años, comenzando el día 1 de agosto de 2024 y terminando el día 31 de julio de 2026, fecha en que el Arrendatario se obliga a devolver el inmueble en las mismas condiciones en que lo recibió, salvo el desgaste natural por el uso.
TERCERA: El precio del arrendamiento se fija en la suma de quince mil pesos argentinos ($15.000) mensuales, que el Arrendatario deberá abonar por mes adelantado, dentro de los primeros cinco (5) días hábiles de cada mes, en el domicilio del Arrendador o en la cuenta bancaria que este designe.
CUARTA: El Arrendatario se obliga a:
a) Mantener el inmueble en buen estado de conservación e higiene.
b) Realizar a su cargo las reparaciones menores y de mantenimiento que sean necesarias.
c) No realizar modificaciones ni obras sin el consentimiento previo y por escrito del Arrendador.
d) No subarrendar ni ceder el inmueble, total o parcialmente, sin autorización expresa del Arrendador.
QUINTA: El Arrendador se compromete a:
a) Entregar el inmueble en buen estado de uso y conservación.
b) Permitir el uso pacífico del inmueble durante todo el plazo del contrato.
c) Realizar las reparaciones de carácter estructural o que impliquen un riesgo para la seguridad del Arrendatario.
SEXTA: En caso de incumplimiento de cualquiera de las partes de las obligaciones asumidas en este contrato, la parte perjudicada podrá optar por exigir el cumplimiento forzoso del mismo o su rescisión, con el consiguiente resarcimiento de daños y perjuicios.
SÉPTIMA: Para todos los efectos judiciales y extrajudiciales derivados del presente contrato, las partes constituyen domicilios especiales en los indicados al inicio del mismo, donde se tendrán por válidas todas las notificaciones que se cursen.
OCTAVA: Las partes se someten a la jurisdicción de los Tribunales Ordinarios de la Ciudad Autónoma de Buenos Aires, renunciando a cualquier otro fuero o jurisdicción que pudiera corresponderles.
En prueba de conformidad, se firman dos ejemplares de un mismo tenor y a un solo efecto, en la Ciudad Autónoma de Buenos Aires, a los 25 días del mes de julio de 2024.
CONTRATO DE COMPRAVENTA
